Why Is The Government Doing This?
Answer: It’s the Least Expensive Way to Meet Energy Needs
Most home owners simply don’t have an extra $5,000 to $100,000 lying around to invest in energy remodeling. And if those home owners DID pay cash up-front for those projects, they might have to wait up to 20 years to recoup their investment.
Yet many — if not most — California homes are an energy drain. And California can’t keep up with the energy demands.
So the options are limited: California can either build expensive new energy plants or reduce our state’s need for energy. If California built new plants, they state would get the money through bonds that would be paid back through increased property taxes.
PACE Funding (and by extension the HERO program) is sort of the same idea (getting funding and repaying it through slightly increased property taxes), just on the small scale — reducing our energy needs, one home at a time.
The idea of the program is to allow home owners to have up-front money to make their homes more energy efficient, so that they don’t have to put any money down. Then, a combination of the energy savings and tax deductions dramatically offset the loan payments, so that home owners (and the State) enjoy reduced energy needs immediately, repay the loan over time, and only have a small fraction of that money coming out of their pockets. In fact, most projects involving solar power end up saving the home owner well over the entire amount of the loan payment.
And guess what, the program works! The only caveat is that you have to work with a reputable energy remodeling company that knows which products to work with to get the job done right. That’s where AGILE Remodelers comes in.
